Commercial real estate website

We are looking for an economic rebuild of our current website, [login to view URL] . Our current website is pretty basic, and we'd like to have a design upgrade more than a functionality upgrade. Currently our website has a web interface administrators login that can add, delete, and modify property listings and real estate agents. We'd be looking for the same functionality, but with more options and a better design layout for the properties (please see attached PDF [login to view URL]). You can get our basic logo off our website, we'd be open to a new logo or color scheme for the website as well. Also, we'd like to turn this into a residual income deal for the designer for basic maintenance and hosting (RELIABLE pop/imap email (we have our own spam appliance), webmail, and basic updates). I am generally technically competent, and currently use a PLESK client to maintain email accounts (if you could set me up something like this I could do most maintenance myself). We'd be willing to pay a monthly fee for this, and honestly, you might be little busy in the beginning but after that it's basically free money. I think we've had our current providers make 3-4 changes in the last two years. Please give me your bids for just the design and write me whether you'd like to do the hosting/administrating and what you'd charge per year (honestly, the best money would be in the hosting, so place your bids accordingly!) Please also send me your project portfolios! I'd be open to using almost any website programming codes. Thank you
