hello, i am going to be very specific here. i am very particular about what i want, therefore i'm posting this ad and only wish to hear from those who can deliver my requests. please reply only if you don't have a big budget and you can create something for me with style and not cheap looking. i am a real estate agent located in new york, and i'm looking to start a real estate listing website where i will allow agents, brokers, and owners to advertise their properties for both rent and sale. the website will be mainly free, however i will charge for banner advertisement as well featured listings. I can either use joomla/mambo and customize it or have one created for me...so i have two ideas here... SOLUTION NUMBER 1: * agent and company profiles. (it is very important that you visit [login to view URL] for and exact example as to what i have in mind) * the ability to charge members for featured listings as well as banner advertisement. featured listings will always be placed on top. i will not charge for standard listings * the implementation of google maps * the ability to allow agents and brokers to manage their own profile and add/delete/and modify property * search engine friendly titles and urls * advance search capabilities * the ability to send instant emails regarding recent added property * template based and easily customizable SOLUTION NUMBER 2 : i am not too keen about using joomla/mambo, but I may have to if a custom script becomes too expensive. so I'd like to find someone to do some customization for me if that's what i end up doing. there is a joomla component called hotproperty that i really like. you can view it at [login to view URL] please take a look it and consider what i want done to it... what I'd like... * the ability to charge members via paypal or 2checkout. * minor changes in the way the photo gallery is displayed. I would love to make it so the images change as the mouse is placed over them. Please check out '[login to view URL]' to see what I mean. Something like an onmouseover effect. * i want to allow agents/brokers/owerns to upload only a certain amount of ads a month and not unlimited like the original script suggests. * the implementation of google maps unfortunately, i don't have a big budget at this moment, so please keep this in mind before bidding. but the good thing is i'm looking for a person or company to establish a solid relationship with. i will need constant updates, so this will be on a continuous basis, therefore the money will definately add up as time as time progress.
