Design a Flyer

we want to produce a high quality flyer which we will be able to print ourselves and personalise by adding 1 or 2 pictures and a heading. The rest of the flyer would be generic and would form the rest of the template. Ideally the template would enable us to put photographs in it using MS word or MS publisher but if that's not possible we would need advice on what other program we would require. we will be doing small runs say 5-10 of each personalised flyer and can print in glossy or plain paper A5 and A4. so we need a template that is easy to use for small runs and works in our Xerox printer. attached are very poor quality ideas done in published by us. The content gives you an idea of what we do. we have the logo and need you to design a template that will be eye catching, professional looking, and that get the message across immediately people look at it. we are a firm of residential managing agents. we manage large blocks of flat and we are looking to increase the size of our portfolio. We mange a number of new high profile buildings for developers as well as a number of other buildings for Right to Manage Companies. It is the latter that we are approaching with this flyer.
