Automated email and sydication software for a Realtor

I am looking for a multi-faceted program. The first component is to create an email system that auto generates emails based on an IDX feed to Realtors who have listed a property, or made changes to the property. This email should be automatic including saving the responses. The email is for permission to market thier property so that I can create a lead generation system for my office. This needs to be automated and set up so it does not create spaming issues so it should run several times a day Once we have the approval from an agent, I need the sofware to then generate an ad based on the listings to synicate to muliple programs such as Trulia, Zillow, OODLE, Back page and especially Craigslist. This will also require submitting them to my website. The software should also be able to recongize any changes in to the listing from the MLS system and adjust accordingly across the board. Again, this should be done all automatically and should generate and HTML code for Craigslist. The software should also recognize the the Agent and pull all of thier listings to submit, not just the new ones. The system will also pull and renew listings in the areas that have "newest first" such as craiglist and backpage every 48-72 hours to keep the listings at the top and fresh. The system should automatically do all of this although Craigslist may be an issue and I am okay if I have to manually do something for CL. I am looking for sydication of up to 20-25 locations, however I am good to start with a few and work from there. This program needs to include all the templating from you. I will also want the source coding and an NDA ## Deliverables 1) All deliverables will be considered "work made for hire" under U.S. Copyright law. Employer will receive exclusive and complete copyrights to all work purchased. (No 3rd party components unless all copyright ramifications are explained AND AGREED TO by the employer on the site per the worker's Worker Legal Agreement). 2) I will have my Web Designer submit the HTML coding to you to create the appropriate ads so it looks like my landing page, however, I may have the awarded company handle my website as well. 3) the second component is a custom CRM with some automation from the MLS/IDX feed. I would prefer for one company or group to handle the whole thing if possible as to not create issues along the way with coding and scripting and whatever else ( I am NOT computer literate at all) This system will take leads that are input and have ability to cusomize searches from within the system, from the MLS to send to clients as new properties appear in the mls. The CRM will need to be set up so that I can easily move clients around from one designation to another, i.e. from 7 days to 30 days to in contract to closed, ect...I have a system that I have worked with that I would like to emulate with in the legal binds that we can (I do not want the whole thing, just pieces of it) and combine it with my own ideas and twists. It will require eventual scrolling through the MLS to offer deals of the day, week ect...but that is down the line. 4) I am looking to get this up an running (the email and syndication system) ASAP, within a couple of weeks if possible. I am doing all of this manually and it is killing me :O) 5) this project will require on going support and upgrading so the company that I choose to handle this will need to be in for the long haul. My estimation is that when complete, we will be well over 5000.00 usd. ## Platform I have no idea what to say here. I run windows 7 Professional if that helps as well as the office suite.
