During the financial crisis prices in Greek real estate plummeted by an average of 45%. However, with strong growth in tourism and the emergence of short term lease platforms such as AirBNB we are starting to see a recovery. How will the ongoing growth in tourism and developments in short term leasing affect the price of residential and hospitality real estate in Greece? Your analysis should include: 1. Tourist entries and revenue growth in tourism vs hotel capacity & hotel capacity growth 2. Current tourist profile and their needs (average spend, type of tourists - luxury, budget, etc) and how that compares with other tourist destinations (especially Mediterranean countries) 3. The repercussions of the emergence of short term leases: Impact of Airbnb bookings growth on residential asset demand, rental price and asset value. Impact of airbnb growth on hospitality sector RevPAR and asset price. Social impact of short term leases on local residents. Are they being priced out of the market? What are the possible repercussions of that for airbnb growth and residential / hospitality asset prices? Impact of increased airbnb taxation and government's attempt to eradicate undeclared short term leases 4. A brief geographic comparison of the impact of tourism and airbnb on asset prices in different locations (e.g. central Athens vs the rest of Athens, islands etc) 5. A brief comparison with similar markets where prices were depressed and grew driven by tourism growth and airbnb penetration (e.g. Spain) 6. Impact of foreign investment and golden visa policies on real estate prices 7. A forecast of residential and hospitality asset prices in the next five years for Greece and Athens. This should quantified and sensible based on previous analysis. It is not necessary that you follow this structure, but I expect all of the content above to be covered. I expect the format to be that of a brief research report by a consultancy or bank, not an academic paper. You should present a positive outlook and quantify your analysis / present figures to back each argument.
