Please turn our sketches and ideas into a well thought out floor plan. We are just looking for the first and second story floor plans with room dimensions, etc. We are not looking for blueprints at this point.

After this contest is over, we will need the floor plan converted to full construction blueprints, interior and exterior, as well as a 3d model and material take offs. We will hire the winner of this contest for this additional work as long as they have the skills and experience to complete it.

The first and second floors are to be the same exterior shape and each floor needs to be at least 1500 sqft but not more than 2000 sq ft. Our sketches are roughly 40'x40', but we are open to other sizes.

We are looking for an efficient use of space and materials. The plan should be as small as possible while still including all of our required rooms.
First floor rooms are labeled in the sketch

Second Floor
Required Rooms
Large bedroom with very large walk in closet, at least 7'x10'
Large Bedroom with two standard closets
Full Bath--Tub Shower, Toilet, two sinks
Laundry Room--side by side units, room for a sink if space allows
Small room, large enough for a queen size bed, no closet
The open area on the second floor will be used for a TV room with couches,etc

Here are some notes regarding the exterior of the house, these are only provided so you can get a feel for what the house will look like.

Dutch Colonial Style Exterior

The house should be a rectangle with the same exterior dimensions on the first and second floors. It should look like a dutch colonial, however the Gambrel portion of the roof is just cosmetic to give the look of a dutch colonial.
The first floor exterior should be white brick
First floor ceiling height 10'
The second floor exterior should be white metal
Second floor ceiling height 9'
The roof should be metal, color-galvalume

The first floor master bedroom should have an attached master bathroom. None of the second floor bedrooms should have a bathroom. There should be a Full bath an the second floor. The first floor should have a half bath in addition to the master bath.

From the description, none of the bedrooms required to have attached bathroom/toilet. Bathrooms at ground floor and first floor are common. can you please confirm this?
